Some owners ask for a security deposit to cover the owner for any accidental breakage and for the use of phone and other utility bills.  It is usually an amount equal to one month of the current market rent.  It has to be agreed as to who will hold the funds (usually the owner).  Be specific about the circumstances under which the funds will be returned at the end of the assignment. The parties should agree whether the utility bills are to be deducted form the deposit or paid separately.

    HouseSitMexico does not screen, qualify or interview any house sitter.  It is your responsibility as an owner to verify the candidate’s qualifications.      
    Take your
time and follow your intuition when selecting a sitter.  This is the person that you are going to entrust the care of your most precious asset. It should be somebody that you would be comfortable giving the keys of your home too.  The sitter you choose should be willing to agree to all your requests in exchange for the accommodations. It is your home and you must feel comfortable with the house sitter.
    If you are concerned about security and want a homebody, you might want to select a student or academic (they often stay home studying), families with young kids or older candidates.
Once you have selected a candidate:

   v Contact their references. Verify their qualifications.  How and how long has
                the reference known the house sitter?  Would this person select the
                candidate to take care of their home?
   v Prepare for a telephone interview.  Create a list of the things that you want
                the sitter to take care of while you are gone.
   v Discuss in detail all financial arrangements.
   v Prepare the agreement; make sure you include all the terms and conditions
                under which the sitter will occupy your home.  Take a look at the
