The house sitter expects to be asked to perform a number of tasks in exchange for the accommodation.  As an owner you have to specify your expectations and requirements.
The owner expects that the sitter will accept total responsibility on taking care of the home, pets, garden, and pool.  The sitter agrees to maintain your home the same way as if you where there.  Pay all the bills on time and take care of your mail and messages.
Here are some of the responsibilities of a house sitter. We recommend that the parties incorporate all the conditions that they agree upon in a written agreement. (Download Sample Agreement PDF or Word)

v Utility bills. Most of the time the sitter pays for the utilities that they
use during their stay (electricity, gas, phone, etc.).  All the accounts
most be paid on time in Mexico.
v Repair and Maintenance. The repairs most be carried out promptly.
The sitter must keep the receipts they can be reimbursed.
v Mail.  Specify how the collection is going to be (daily, weekly, etc.)  For
redirection from Mexico, the owner pays the cost.
v House cleaning.  How often the house has to be clean as to keep it at
the same level of cleanliness as the owner do. Specify the cost of the
products whether is going to be the responsibility of the sitter or
                homeowner.
v Garden.  How often the lawn should be mowed and watered.  How often
the beds have to be weeded and watered. And the same for internal
plants. All the costs associated with gardening are responsibility of the
                owner.
v Pool. How often to give maintenance, cleaning, chlorinating.  Keep
receipts from pool service, to be reimbursed by owner.
v Pets. Trips to vet.  The owner reimburses the sitter or is billed directly
by vet.  How often to feed, what kind of food.  How often to empty
litter tray.  How often to take out the dog.  Bathing. The owner must
leave a good store of food or provide money to buy it.
v Water. In Mexico this is the owner’s responsibility.
v Various.  Usually the owners leave a contingency fund for the sitter to
take care of unexpected expenses.  All the invoices and receipts must be
                kept.
